Occupied Staging Consultation There is nothing wrong with how you live in your home. When you decide to sell, it becomes a product that needs to be marketed to sell faster for as much money as possible. The goal is to offer guidance for getting your home market-ready for photos that will attract buyers, and result in showings that will translate to a sale. WHAT TO EXPECT Up to ONE HOUR guided tour, walk and talk while you take notes If you declutter ahead of the consultation, we may have time for a hands-on quick redesign of the key areas Expert advice for space planning to accentuate the key selling points of your home Room-by-room furniture placement that allows buyer interpretation Recommendations on what to keep and what to remove for universal appeal Depersonalizing your home so buyers can see themselves living there  We will leave you with a printed guide for getting your home market-ready We may give recommendations for supplemental items to purchase Optional follow-up email with links to up to 3 supplemental items like bedding and decor if needed ROOMS INCLUDED To maximize the visit, our focus will be on the main spaces that will help sell your home FOCUS ROOMS Living Room Dining Room Main Bedroom Suite Any other rooms can be added at no additional charge as long as we do not exceed ONE HOUR. ​PAYMENTS Payment is due in full at the time of scheduling and is non-refundable If you decide to use our hands-on staging service, this fee will be credited to your staging invoice Additional time is billed in increments of 15 minutes @ $75/Hour ​EXCLUSIONS This is a consultation only, with some hands-on quick redesign as time permits No furnishings included If you need additional furnishings, we can discuss this at the consultation and provide a proposal.  If you decide to use our full service with our inventory, the consultation fee will be credited towards your staging fee.
